Mutuo, LTV, rata e piano di ammortamento
Cos'è il LTV (Loan to Value)?
Il LTV è il rapporto tra il mutuo e il valore dell'immobile. Le banche italiane generalmente finanziano fino all'80% del valore (LTV 80%). Superare questa soglia richiede garanzie aggiuntive o polizze assicurative. Con LTV > 80% il tasso applicato è solitamente più alto.
Come si calcola la rata del mutuo?
Si usa la formula di ammortamento alla francese: M = P × [r(1+r)^n] / [(1+r)^n - 1], dove P è il capitale, r il tasso mensile (annuo/12) e n il numero di rate (anni × 12). La rata rimane costante per tutta la durata.
Tasso fisso o variabile?
Il tasso fisso offre certezza: la rata non cambia mai. Il tasso variabile (solitamente più basso all'inizio) segue l'Euribor e può aumentare o diminuire. In periodi di tassi alti, il fisso protegge; in periodi di tassi bassi e stabili, il variabile conviene di più.

With the annuity method: the payment stays the same for the whole term, and what changes is its make-up, heavy on interest at the start and heavy on capital towards the end.
What does the amortisation schedule show?
For every month it lists the payment, the capital share, the interest share and the debt still outstanding. It is what shows how much of the early years goes on interest alone.
Does the calculation include the fees?
No, it works on capital, rate and term. Valuation, arrangement fees, insurance and taxes are separate costs, and they have to be added in to know what the loan really costs.
