Come si calcola la base imponibile IMU?

La base imponibile si ottiene rivalutando la rendita catastale del 5% e moltiplicando il risultato per il coefficiente della categoria catastale. Ad esempio per un'abitazione (coefficiente 160): rendita €800 × 1,05 × 160 = €134.400. Su questa base si applica poi l'aliquota comunale.

L'abitazione principale paga l'IMU?

L'abitazione principale e le sue pertinenze sono esenti dall'IMU, tranne se accatastate nelle categorie di lusso A/1, A/8 e A/9, per le quali l'imposta è dovuta con aliquota ridotta e detrazione di €200. Le seconde case e gli immobili commerciali pagano sempre l'IMU.

Quando si paga l'IMU?

L'IMU si versa in due rate: l'acconto entro il 16 giugno (pari al 50% dell'imposta annua calcolata con le aliquote dell'anno precedente) e il saldo entro il 16 dicembre, a conguaglio sulla base delle aliquote pubblicate dal Comune. È possibile anche pagare in un'unica soluzione entro il 16 giugno.

How is the IMU taxable base calculated?

The taxable base is obtained by revaluing the cadastral income by 5% and multiplying the result by the coefficient of the cadastral category. For example, for a dwelling (coefficient 160): income €800 × 1.05 × 160 = €134,400. The municipal rate is then applied to this base.

Does the main residence pay IMU?

The main residence and its appurtenances are exempt from IMU, except when classified in the luxury categories A/1, A/8 and A/9, for which the tax is due with a reduced rate and a €200 deduction. Second homes and commercial properties always pay IMU.

When is IMU paid?

IMU is paid in two installments: the advance by June 16 (equal to 50% of the annual tax calculated with the previous year's rates) and the balance by December 16, as a settlement based on the rates published by the municipality. It is also possible to pay in a single installment by June 16.

Does my data stay private?

Yes, and not because we promise it: this tool runs entirely inside your browser. What you type or upload never leaves your device, so it never reaches a server of ours and there is nothing we could keep, read or lose. You can check it yourself: open the page, disconnect from the internet, and the tool keeps working.

Do you store what I enter?

No. There is no database behind this tool: we do not store your files, your text or your results. When you close the tab nothing is left — not here with us, because it never arrived, and not anywhere else.

Do you profile me? Are you GDPR compliant?

We do not profile you: there is no account to create, we never ask for your email to use a tool, and we keep no profile of what you do. We are an Italian company and we work under the GDPR and the other European rules, with the privacy notice and the consent request in plain sight. One thing we say in full rather than hiding it behind a slogan: the ads on the page are Google's, and Google may use cookies to personalise them. You decide from the consent banner: if you say no the ads stay, but they are not personalised, and the tool works exactly the same.

If it is free, how do you make money?

From the ads on the page, and that is all. We do not sell your data, there is no hidden paid plan, there is no limit that eventually asks for your card, and you do not have to sign up. The ads pay for the servers and for the time we spend writing the tools: that is how we can keep them open to everyone.
