Cos'è la cedolare secca e come funziona?
La cedolare secca è un regime fiscale opzionale per gli affitti di immobili abitativi: sostituisce IRPEF, addizionali e imposte di registro e bollo con un'unica imposta fissa del 21% (canone libero) o 10% (canone concordato) calcolata sull'intero canone annuo.
Quando conviene la cedolare secca rispetto all'IRPEF?
La cedolare secca conviene quando l'aliquota IRPEF marginale del proprietario è superiore al 21% (o 10% per il concordato). Nella tassazione ordinaria si tassa solo il 95% del canone ma con le aliquote progressive IRPEF più le addizionali, quindi per redditi medio-alti la cedolare è quasi sempre più vantaggiosa.
Perché nell'IRPEF ordinaria si tassa solo il 95% del canone?
Nella tassazione ordinaria è prevista una deduzione forfettaria del 5% del canone a copertura delle spese di manutenzione, quindi concorre al reddito imponibile solo il 95% del canone percepito. Con la cedolare secca invece si tassa il 100% del canone senza alcuna deduzione.

The 21% rate covers tenancies at a freely agreed rent, while 10% covers tenancies at a locally agreed rent. You pick the type of contract and the tax is applied to the whole yearly rent.
How does the flat regime compare with ordinary income tax?
The comparison applies the flat rate to the whole yearly rent, and the marginal IRPEF rate you enter to 95% of that same rent. The gap between the two amounts is the estimated saving.
What does the net rental income show?
It is the yearly rent less the flat tax, that is, what the landlord keeps before costs. It stays an estimate and takes no account of the running costs of the property.
Does my data stay private?

We are an Italian company and we work under the GDPR and the other European rules, with the privacy notice and the consent request in plain sight. One thing we say in full rather than hiding it behind a slogan: the ads on the page are Google's, and Google may use cookies to personalise them. You decide from the consent banner: if you say no the ads stay, but they are not personalised, and the tool works exactly the same.
If it is free, how do you make money?
From the ads on the page, and that is all. We do not sell your data, there is no hidden paid plan, there is no limit that eventually asks for your card, and you do not have to sign up. The ads pay for the servers and for the time we spend writing the tools: that is how we can keep them open to everyone.
